Colonial Leisure Village is a permanent-living village located within BIG4 Colonial Holiday Park. With easy access to all the attractions of the Manning Valley, including Taree, Manning Point, Diamond Beach, Crowdy Head and Hallidays Point, the Leisure Village is an “over 55’s” living/lifestyle environment with an abundance of trees, birdlife, open spaces, peace and tranquillity. It offers security for you and your personal possessions and entry is via a boom gate.
BIG4 Colonial Holiday Park is situated approximately 5kms west of the mouth of the mighty Manning River which flows in from the coastal town of Harrington and the south side of Crowdy Head National Park, with all its walking tracks, bird life, wild flowers and panoramic views of the coast stretching north to Port Macquarie and South to Foster Tuncurry.
Containing 63 long term permanent sites, the Village has approximately 80 permanent residents. Our residents are a friendly bunch of people from a wide range of backgrounds. You are certain to meet interesting people and make lifelong friendships.
We, as the owners of the Leisure Village, are very proud to show any prospective purchasers the amenities available to them, both in the Park and around the local area, including the Harrington Waters Community Village, which is only 2kms from the Park and features an IGA Supermarket, Hair & Beauty Salon, Newsagency, Realty Agency, Liquor shop, Café and Bakery, Pharmacy, Medical Centre and Community Church. A large function room is available for hire at the Community Village, or grab a good book at the nearby Harrington Library.
Within that same location is the Harrington Waters Golf Club together with the Country Club and Harrigan’s Irish Tavern, where a cold ale, glass of wine and good food can be enjoyed overlooking the Manning River. As well as the opportunity to play veterans golf, or a game of bowls at the Bowling Club, local clubs such as “View Club” and Lions, encourage membership.
5kms down the road is the township of Harrington, where you can enjoy yourself both day and night. Club Harrington, Harrington Hotel and bottle shop, restaurants, medical services and more are just a stone’s throw away. Courtesy vans offer a pick-up and drop-off service from the Leisure Village to Club Harrington, Harrington Hotel and Harrigan’s Irish Tavern in Harrington Waters.
Colonial Leisure Village is 12kms from Crowdy Head, which as part of its iconic history, has one of the few remaining original lighthouses in the area, built in 1878. Crowdy Head also offers a safe swimming beach for young and old and extending 15kms north, a surf beach which allows driving of 4WD vehicles. For those fishing enthusiasts, you have the boat launching facilities as well. Take a stroll around the beach or walk up to the lighthouse (not for the faint hearted!) to do a spot of whale watching in the season.
There are an abundance of markets in and around the Manning Valley – too many to name here, but all have interesting stalls with farmers produce days as well.
Heading South, Taree is a 20 minute drive for the larger shopping /business/industrial areas, and a 45 minute drive North to Port Macquarie, which has much to offer for a weekend away perhaps. Sydney is only a 3.5 hour drive south, and you are in the thick of city life! There is the local bus service that stops outside the gates of the Village and travels to and from Taree daily. Taree has a large modern public hospital, providing a full range of services to our area; full emergency services, medical, surgical and allied health services, including dietetics, oncology and palliative care. For those of you with private health cover, Mayo Private Hospital also offers a wide range of health and medical facilities.
WHY LAND LEASE LIVING?
Land lease living is an affordable housing option, allowing you to own your own home in attractive coastal locations, such as the town of Harrington. Land lease communities offer residents a sense of connect, amenities, and a way of life that is relaxed, enjoyable and free of financial worry.
Freeing up capital by selling your house and buying a home in our community, allows the freedom to use the additional capital to invest or supplement your income to enjoy an independent lifestyle.
If considering the financial differences of a move to a land lease community versus a retirement village – look at the ingoing and outgoings of each option. While the ongoing cost of a retirement village is the general service charges, in a land lease community it is the site fees. It is important to also be aware, the ownership model in a land lease community (allowing you to own your own home and lease the land), means many are eligible for rent assistance on their site fees.
Another benefit of land lease communities is that there are no government charges, such as stamp duty or council rates, and no exit fees.
